GENERAL RENTAL CONDITIONS
Please note that in the following conditions the word "client" refers to the person who makes the reservation and it includes any persons on whose behalf the reservation has been made.
1) RENTAL PRICES.
Prices do not include: a) Weekly cleaning expenses (optional) b) Final cleaning expenses (mandatory), which cost between Euro 50 and Euro 70.
2) MINIMUM RENTAL PERIOD.
The minimum rental period is three nights. The stay can be initiated any day of the week.
3) RESERVATION.
The accommodation is considered booked once 50% of the rental price has been paid. Booking via phone, fax or e-mail will be considered valid up to three days. If the 50% deposit has not been received by then, the reservation will be cancelled.
4) PAYMENT PROCEDURES.
A deposit of 50% is required at the time of booking to confirm your reservation. The balance must be paid no later than thirty days before arrival at the facility. If the booking is made less than thirty days before the start of the rental period, the amount must be paid in full at time of booking. When the final payment has been received a booking voucher will be sent to the client.
5) SECURITY / DAMAGE DEPOSIT.
On arrival at the vacation accommodation a damage deposit payment by credit card will be requested, to cover non-fulfillment by the client, damage to the building or any of its contents during the stay. The deposit varies depending on the desired facility, specified in each property description and on the reservation invoice.
6) CANCELLATION CHARGES.
In the case of cancellation from the client, thecharges will be calculated as follows:
- cancellation communicated up to 45 days prior to the arrival date: 15% of the total amount
- cancellation communicated between 44 and 30 days prior to arrival:30% of the total amount
- cancellation communicated between 29 and 7 days prior to arrival: 80% of the total amount
- cancellation communicated less than 7 days before the arrival: 100% of the total amount.
7) GAS AND ELECTRICITY EXPENSES.
Gas and electricity expenses for the domestic use (including heating and air conditioning) are included in the rental price, when not otherwise specified. Nevertheless, when the consumption exceeds the amount of Euro 10.50 a week, the excess amount will be charged to the client, being higher than the weekly average. In the event that these bills are not paid prior to departure, the property manager will charge the client the amount due and an extra bill of Euro 10.50 as reimbursement of administrative expenses.
8) HEATING AND TELEPHONE BILL.
For lodgings with centralized heating, theheating bill is always included in the rental price. In the other cases what is stated in clause 7 is valid. The lodgings are usually provided with a telephone. If a phone is available to make local, national or international calls, the respective bills must be paid by the clients prior to departure. In the event these bills are not paid prior to departure, the property manager will charge the client the amount due.
9) PETS.
Pets are admitted upon agreement with the property manager and consent of the property owner.
10) ARRIVAL AND DEPARTURE SCHEDULE.
At least one week before arrival, clients are obliged to communicate their arrival time. In case of a client�s delay more than 60 minutes from the agreed upon meeting time, the client has to inform the local representative otherwise the client will be charged an additional fee of Euro 30. If the local agency has not been informed of long delays and the client misses the check-in at the apartment, the local agency is not responsible. In this case clients will be charged for any extra costs for alternative accommodation. On arrival the client must show the booking voucher to the owner or local agent and a valid identification document.
The check-in is generally between 3PM and 7PM (early check-in is possible if the Rome vacation apartment is ready).For check-in made in different times there is an extra fee of:
- Arrivals between 19.00 and 22.00: Euro 35
- Arrivals between 22.00 and 01.00: Euro 50
- Arrivals after 01.00: Euro 70
- Arrivals on Sunday or public holidays: Euro 50
- Arrivals before 10.00 AM: Euro 35 (in case the apartment is ready).
The Rome vacation rentals have to be vacated before 10.00 AM. In the case the client will request the presence of the local agent at the check-out before 9.00 AM it will be requested the amount of Euro 40.
11) RESPONSIBILITIES OF THE CLIENT.
In the case that the client or a client's visitor causes damages to the accommodation or its contents, the client is responsible for the damages. The respective expenses will be charged to the client at departure time or deducted from the damage deposit.
12) NUMBER OF GUESTS.
In no case is the number of people lodging to exceed that of the maximum number of people stated in the description of each property (including infants and children), if not agreed on in advance with the booking agent. The owner reserves the right to refuse entry if such a situation arises. The substitution of any of the lodgers is forbidden if not agreed upon in advance. It is strictly forbidden to park caravans, campervans or to erect tents on any part of the premises.
13) RESPONSIBILITIES OF THE PROPERTY MANAGER .
All property descriptions are compiled and given in good faith. The property manager declines any responsibility for modifications made by an owner without its knowledge, unless there is any kind of impossibility in executing wholly or in part the contract and the client does not wish to execute the contract in any reduced form. If for any reason beyond the property manager�s control the reservation has to be canceled (fire damage, flooding etc.), the property manager will offer a similar accommodation if available, in accordance with the client. In the case that the new facility costs less than the original, the difference will be refunded to the client. If the cost of the new facility is higher than that of the original, the client is obliged to pay the difference. In the case that an accordance cannot be found, the two parties are authorized to rescind the contract. The property manager will refund all monies paid with no other type of refund. The property manager declines any type of responsibility for any damage to persons resulting from the use of the premises including physical or material damage or loss of possessions due to fire, theft or any other type of criminal activity.
14) EXTERNAL MAINTENANCE.
If necessary, the owner or his/her agent, has theright of access to carry out the indispensable maintenance operations (garden,swimming pool, etc...)
15) PRICE INCREASE.
If, for any reasons independent of the property manager�s willing, the cost of the apartment should increase more than 10%, the client has the right to cancel the reservation and receive his/her money back, on condition that such request has been received by the property manager within 14 days from the notification of the price increase.
16) JURISDICTION.
In the case any controversy should arise over bookings or rents the only applicable law and jurisdiction is that of the United Kingdom. Subscribing to a booking implicates that the client is aware and agrees to the General Booking Conditions. If any conditions of this contract were to become invalid or if any gaps should be found in this contract, the validity of any other clauses in this contract can not be
