All booking are made with the Rome property management acting as agents of the owners in Italy. By dealing with us you agree to the following conditions:
1. Payment of the rental:
A booking deposit must be paid when the booking is confirmed. The total rental must be paid then within 30 days before the rental begins. In case the payment is not received, we shall be entitled to cancel the booking. If and when the delayed deposit will arrive it will be returned and send back to the sender. The expenditures of dispatch of the deposit back to the sender will be charged to the latter. It is understood that the contract automatically expires at the end of the rental term as stated on the contract.
2. Cancellation by You:
Cancellation must be received in written form(fax or e-mail). -
- Cancellations made up to 60 days before arrival date : Full refund.
- Cancellations made 59 - 30 days before arrival date : 50% refund.
- Cancellations made 29 - 0 days before arrival date : No refund.
3. Amendments and alterations:
If you change your dates or property less than 30 (thirty) days before the rental begins, this becomes a new rental. Your booking is subject to the cancellation conditions as explained in paragraph 3.
4. Alterations and cancellation by the Rome property management:
Though it is unlikely that we will have to make any changes to confirmed arrangements, it does rarely happen and we will advise you at the earliest date. If for any reason beyond our control, we are unable to provide you with the property you have booked, we reserve the right to transfer your clients to a similar property. However, if this is not possible or your clients do not wish to be transferred, we will cancel the booking and refund the amount paid to us in full. The expenditure for the dispatch to you of the amount paid to us will be our responsibility. We will not be liable for any further obligations or claims by you.
5. Number of people / replacements:
Only the number of people mentioned in the booking procedure may use the property. This number must not exceed the number of sleeping places indicated in the property listing or brochure except in the case of infants (under three years ) for whom we arrange a traveling cot and linen to be available at the property. Pets need to have an explicit permission of proprietors.
6. Arrival & departure times:
Your clients must arrive between 11:00 AM and 8:30 PM and leave within 10:00 AM on the day of departure unless alternative arrangements have been made in advance. Please plan on providing us an estimated time of arrival before your clients departure.
7. Security deposit:
A security deposit is due on every property. The amount of each will be specified upon request of availability. It covers the cost of any damage or breakage during your clients stay to the property and its contents, excluding normal wear. It will be returned to you at departure.
8. Cleaning:
Your clients will find the property clean. They must left it in good order at the end of the rental period. Additional cleaning charges may be assessed against the security deposit if the home is not left in reasonable condition in the opinion of the owner or his property manager.
9. Behavior:
The person signing the Booking Form is responsible for the correct and decent behavior of his/her party. Should the person and his/her party behave in a manner that is not acceptable by civilized standards, our representative has the right to ask the client and his/her party to vacate the house and may also ask the intervention of local authorities if necessary.
10. Liability:
Your clients hold the Rome property management and the property owner harmless from and against any and all liability arising out of or in any way connected with your clients use and occupancy of the property, including injuries, damages or losses from fire, theft or criminal activity. Rome property management and the property owner are never liable for consequential damages.
11. Jurisdiction:
Both the booking contract and the rental contract are governed by the Italian laws. Courts in Rome, Italy, have exclusive jurisdiction over any claims, disputes or other matters in question between the parties.
