General Conditions of Letting
1. The rented property is fully furnished, provided household appliances, crockery, kitchen equipment, and a set of linen. The client is required to accept, at check-in, the necessary documentation for the local authorities, and the Check-In Form (verbal handover) containing the following points 2) 4) 6) 7) 8) 9).
2. Security deposit and contractual obligations
The security deposit, due before entering the property by credit card (if not otherwise specified cash or wire payment), will be returned to the client 7 days after their departure, unless damages are found, or the telephone bill, final cleaning (if specified as an extra cost) or extras not settled. If the client wishes to leave the property at a different time to that arranged, it is hereby understood that they will attest damages noticed and the final meter readings carried out by the property management agency or its delegates. Only in the case of letting periods of 30 days or over, a registration fee (1% of the rent amount with a minimum of Euro 33,50 + Euro 30,00 in stamps), obligatory for the Italian Law, will be deducted. The client will also be required to sign a standard tourist rental contract in Italian. In other cases the contract will be considered finalized with just a simple written acceptance of the aforementioned proposal. The proposal will effectively be accepted by the property management agency WOI, who acts as mediator and also representative (by the conclusion of the contract) of the landlord, who is the actual renter, in accordance with the binding conditions requested by the landlord.
3. Terms of payment
In order to attain the acceptance of the proposal, it is necessary to pay a deposit to guarantee the reservation. Payments are due 30% upon proposal acceptance and 70% 2 months before arrival. In case of long letting periods, payments are due in advance every two months. If you wish to pay by wire transfer, please specify the name of the property and date of your arrival and fax a copy of the wire along with your Contract Proposal.
4. Extra expenses to be paid on spot
Extra expenses or final cleaning or utilities on consumption will be debited to the client only if specified as an extra cost in the property description on our website and on the reservation invoice.
5. Cancellation Policy
Whenever the contract proposal is revoked after it has been accepted, the following penalties will apply:
- 20% if cancellation is made more than 45 days before the beginning of the letting period,
- 50% if cancellation is made between 45 and 31 days before the beginning of the letting period,
- 90% if cancellation is made between 30 and 6 days before the beginning of the letting period,
- 100% if it's made 5 days before letting period.
In case of cancellations, or outstanding payments, the client authorizes us to charge the credit card given as guarantee.
6. Arrival and departure (if not differently stated)
check-in is done by appointment between 3.30 pm and 7:30 pm. For arrival after that time an extra charge is applied: 20 Euro from 7:30 pm. within 10:00 pm., 40 Euro within 12:00 pm. Check-out is to be done by appointment between 9am and no later than 10.00 am. Any eventual late check-out has to be previously arranged. Not respecting the check-out time will incur in an extra day's payment. Please inform us of your estimated time of arrival/departure two days in advance or our assistance on your check in-out will not be guaranteed.
7. Rules and regulations
The tenants agree to respect the rules and regulations of the building, and to avoid any behavior that could cause a disturbance to others. It is however forbidden to: a) use the common spaces that are not specifically pertaining to the property, b) park bikes or motorbikes inside the city building, c) keep any kind of pet (if not differently stated), d) remove furniture or any other object that constitutes the property's furnishing. The landlord reserves the right to visit the apartment and to show it to prospective clients, after having given notice to the tenant.
8. Responsibilities
The occupier relieves the landlord from any responsibility for damages caused by a third party (including disruptions in gas, electricity, water supply), and is directly responsible to the landlord and third parties for damages caused by him/her due to water or gas leaks, etc., and for any other abuses or misusage of the property and its belongings. The occupier relieves the landlord and the property management company WIO from any responsibility for damages, injuries or accidents that may occur to him/her during the rental period. Every property is checked by the management company WIO and the corresponding descriptions are written in good faith. The property management agency WIO declines any responsibility for changes made to the property carried out by the landlord without our knowing. In the event of any problems, the occupier will do his best to resolve them, contacting the property management company WIO with any written complaint within 24 hours, and thus allowing WIO the necessary time to solve the problem. In the event that this is not done, the occupier that abandons the property before the arranged departure date will lose their right to any possible reimbursement. If due to "force majeure" (out with our control) the property management company WIO should be forced to terminate a rental contract, WIO is authorized to assign, in agreement with the occupier, a similar property: if this property carries a lower price than the original property rented, the occupier will be reimbursed the difference in price; if the property carries a higher price than the original property rented, this will be at WIO 's expense. In the event that an agreement cannot be reached, both sides are authorized to terminate the contract and WIO will reimburse the occupier, for the days that he did not use the property only, without any further reimbursement. For any legal contestations, jurisdiction will take place in Florence under Italian law.
9. Privacy and Down Payment
I declare that, as stated by the law L.675/96, D.Lgs. 196/03 (Privacy), I authorize the property management company WIO to handle my personal data for contractual and for promotional purposes related to WIO's properties. Should the proposal not be accepted, the down payment (if already paid) will be refunded to me and nothing else will be owed. The relative commission of WIO for the completion of the contract is included in the above-mentioned offer, unless otherwise stated.
