1. Unless specified otherwise, the minimum rental period of the listed holidayapartments/houses is one week (check-in from 16,00 h to 19,00 h, checkout from 8,00 h to10,00 h). Unless specified otherwise, the listed prices refer to the period of 1 week and allowfor the number of guests as specified in the descriptions. The presence of unauthorisedpersons is a valid reason for eviction without any right to reimbursement. Additional costs arespecified in the description of the premises. Prior to booking, the client is bound to askwhether the owner of the apartment/house will accept animals � in the event that thedescription of the property does not provide this information. The presence of animals withoutauthorisation is a good reason for eviction without the right to any reimbursement. The periodin which the swimming pools are open and available for guests is generally from 15 May until15 September depending on weather conditions. This period is valid for all the pools unlessspecified differently; it is however advised to ask prior to booking. Also note that the period inwhich heating is allowed is subject to Italian Law and may change from year to year. Pleaseask prior to booking.
2. Bookings of the apartments/villas/B&B must occur directly through our office. Thefollowing procedures and conditions must be respected:
- booking form signed by the client - this contract is binding. With the signature the clientsbecomes responsible for the rental according to Italian Law
- upon booking confirmation payment of a deposit of 30% of the total amount and restpayment within 30 days prior to arrival. If the holidays start within 30 days prior to arrival thetotal payment is due within 5 days after booking confirmation. Preliminary Bookings are validfor 7 days: payment and signed contract must be received within this time, otherwise thereservation is cancelled.
- payment can be done by bank transfer or by cheque- Instruction will be given with thebooking confirmation.
3. After the total payment, Drawbridge To Europe, Inc. will send the voucher to the client,along with the arrival instructions (itinerary) to present to the owner at the check-in. It isprohibited to transfer the voucher to another party or to provide accommodation to partiesothers than those specified in the booking, except if differently agreed. The presence ofunauthorised persons is a good reason for eviction without right to any reimbursement. Ouragency will be in charge and responsible for the payments to the owners.
4. Upon arrival the client has to pay to the owner a breakage deposit as specified in thebooking confirmation. This cautionary deposit will be returned in full at the end of theholidays, less the cost of any possible damages caused to the premises, its furniture orequipment. Extra services to be paid on the spot, as specified on the booking (telephone, finalcleaning, heating, etc.), may be deducted from the breakage deposit
5. Cancellation fees: In case that the partner/client has to cancel the booking, the partner willreceive the reimbursement of the paid amount deducted of the following cancellationpenalties:
- 10% of the total price for cancellations made up to 60 days prior to scheduled arrival
- 30% of the total price for cancellations made 59 - 30 days prior to scheduled arrival
- 50% of the total price for cancellations made 29 - 20 days prior to scheduled arrival
- 90% of the total price for cancellations made 19 - 11 days prior to scheduled arrival
- 100% of the total price for cancellations made within 10 days prior to scheduled arrival
- In case the apartment is rented to another client in the same period, no cancellation fees aredue.
6. Complaints: The descriptions of the properties are made in good faith. Our agency cannotbe held responsible for alterations carried out by the owners without informing our office. Ifthe client has a good reason for complaint, he should inform our office on arrival day(Saturday) or within the third day of his stay (Monday) within 12.00 a.m. at the latest. Nocomplaint can be considered valid and no refund will be paid unless this procedure isobserved. Our agency reserves the right to verify the causes of complaint and if the client isupheld to be right, he/she will be compensated in proportion to the damage up to a maximumof the rental price paid. If necessary, our office will transfer the client to another equivalent orbetter property, if provided that there is availability. Should the client accept the exchange,he/she cannot ask for any other compensation. It is excluded that our office will pay hotel orother accommodation costs for an unsatisfied client. If the client vacates the property beforereaching an agreement with our agency about the complaint, he will forfeit the right tocompensation. Weather conditions, presence of insects, water or electricity black-outs,construction works carried out by state agencies, or damages caused by major force will notbe considered as valid causes of complaint.
7. For any possible legal controversy the Court of Florence will have the exclusive competence.Italian Law and jurisprudence must be applied. Our responsibility is bound to the rules forreal-estate agencies according to Italian Law. Should new laws modify some of theseconditions, the validity of the remaining conditions cannot be questioned
