1. The rented property is fully furnished, provided with crockery, linens, towels and all household appliances as in the description of the residence.
2. Deposit:
The security deposit, due before entering the property, will be returned to the Tenant within a week by wire transfer (if paid by credit card) or assoon as he/she leaves the apartment (if paid in cash), and unless damages are found or telephone bill and the payment of final cleaning or extras are not settled down.
In case of 30 days or longer let periods, a registration fee (obligatory for the Italian Law) will be deducted from the security deposit: 1% of the total rent amount plus Eur. 21 for stamps.
It will be also required to the Tenant to sign a standard rent contractin Italian Language.
3. Terms of payment:
- The reservation fee (30% of the total price, or 30% oftwo times of the monthly rental amount in case of 4 month rental periodsor longer) due at the same time of the reservation.
- The remaining fee (70% of the total price, or 70% of two timesof the monthly rental amount in case of 4 month rental periods or longer)is due 2 months before the arrival.
- The Security Deposit due at the entrance in the apartment incash or by credit card.
4. Cancellation Policy: The reservation can be cancelled totally or partiallybut the following penalties must be paid:
20% of the letting price if cancellation is made at least 45 days beforethe beginning of the letting period,
50% if cancellation is made between 45 and 31 days before the beginningof the letting period,
90% if cancellation is made between 30 and 6 days before the beginning ofthe letting period,
100% if cancellation is made 5 days before letting period.
5. Arrival and departure: Starting time and ending time of tenancy period from Monday to Friday (9:00 AM - 6:00 PM) and Saturday morning (9:00 AM - 1:00 PM) if not differently stated:
Arrival day: check-in is done starting from 2.30 PM to 6.00 PM.
Departure day: check-out is due no later than 10 AM

6. We would appreciate to be informed in advance when the apartment willbe left free for the check-out.
7. Rules and regulations:
The Tenants may not execute any changes regarding the apartment's existing conditions. The Tenants agree to respect the rules, the use and the regulations of the condominium. However, it is forbidden to: a) use common spaces that are not specifically pertaining to the apartment, b) park bikes or motorbikes inside the building, c) keep any kind of pet (if not differently stated), or d) remove furniture or any other object that constitutes the apartment's furnishing.
The leasing party has the right to visit the apartment and to bring visitorsafter having given notice to the Tenants.
8. Responsibilities:
The Tenant relieves the leasing party from any responsibility for damages caused by a third party or malfunctions of appliances caused by a third party (i.e.: electricity, heating, etc.), and is directly responsible to the leasing party and third parties for damages caused by him/her, due to water leakage, gas leaks, etc., and by any other abuse or misusage of the apartment and itsbelongings. The Tenant relieves the leasing party & property management agency from any responsibility for damages, injures or accidents that may occur to him/her during the rent period.
