It is understood that the Provence Agency serves as an agent for the owner. The client, by signing the Booking Form, agrees to abide by the following Conditions of Letting:

1) AGENT AND OWNER RESPONSIBILITY -

Any disputes or deficiencies regarding the property must be communicated directly to the property owner, as the Provence Agency is only an agent for the property owner has no authority to make settlements. Telephone and fax numbers of the property owner or manager are found on the Property Voucher, provided after the final payment has been received. Descriptions of locations and accommodations, whether given in a brochure, on a tear sheet, by letter, on a Web site, or by word of mouth are given in good faith and in the belief that they are accurate based on the latest information received. However, the Provence Agency declines all responsibility for any modifications made by the owners without our knowledge. In addition, the owners are not responsible for any physical injuries caused to the clients during their stay at the property, and therefore, it is highly recommended that the clients purchase comprehensive travel insurance prior to their trip. The properties the Provence Agency offers are not official tourist structures or hotels. Rather, they are private homes. Being such, they do not have standards or categories recognized internationally, but instead reflect in their architecture and furnishings the local traditions and personal taste of the owners.

2) PAYMENT -

For rentals of three months or less: A deposit of 30% of the total rental must be received by the Provence Agency's partner Drawbridge To Europe, Inc. in the USA before a booking will be confirmed. The balance of the rental amount is due two months (60 days) prior to the beginning of the rental period. If the arrival date is within 60 days of the date of booking, the total rental amount is required for confirmation. Upon receipt of the final payment a Property Information Sheet with directions to the property will be sent to the client.

3) CANCELLATION -

In the event of cancellation of a booking, even if it is substituted by another one, the following penalties must be paid: 30% of the letting price if the cancellation is made at least 60 days before the start of the letting period, 100% of the letting price if the cancellation is made between 59 and 1 day before the start of the letting period, IN ADDITION TO THE BOOKING FEES AND ANY OTHER EXTRA CHARGES. It is strongly recommended that clients purchase trip cancellation insurance. If for any reason beyond their control, including force majeure, the Provence Agency should be unable to provide to the client the property he has booked, they reserve the right to transfer him, upon agreement, to a similar property. If the price of the substituted property is less, the difference will be reimbursed to the client but if the price of the substituted property is higher, the difference will be charged to the Client. If, however, no agreement can be reached both contractual parties are authorized to cancel the contract. the Provence Agency will refund to the Client all monies paid.

4) ARRIVAL DEPARTURE -

There are acceptable arrival and departure times for all of the properties, as stated in the property descriptions on the the Provence Agency web site. At the time of booking the client should advise us of their arrival time. Sundays, holidays, and late night arrivals are not possible. Please note: Any change in arrival date or time must be approved by the Provence Agency at least one week in advance prior to arrival at the property.

5) SECURITY DEPOSIT -

A security deposit will be authorized on the client's credit card unless otherwise stated (Visa and MC accepted) prior to arrival. The deposit will be used as security for any breach by clients of their obligations, damage to the property, and for any telephone charges incurred during their stay. In case of breakage, a damage insurance deductible of 50 Euros will be deducted from the security deposit.

6) CLEANING AND HEATING -

The obligatory final cleaning fee, if applicable (if specified as an extra cost in the property description), will be withheld from the security deposit. If there is no final cleaning charge, and the property is not left in the same general condition in which it was found, the property owner or property manager may withhold a minimum of $50.00 (or its equivalent) from the security deposit to cover the cost of the final cleaning. Heating costs are always extra and are not included in the rental price, unless specifically noted. Please note: In Italy, it is the law that heating may be used from the November 1 to mid-April.

7) ALL OTHER UTILITIES -

If specified as an extra cost in the property description, the utility meters will be read upon arrival and departure. All expenses associated with the client's stay will automatically be deducted from the security deposit. For long-term rentals, the client will be responsible for the payment of all utility charges directly to the owner or property manager.

8) MAID SERVICE -

Unless otherwise stated, maid service is usually available for an additional cost. Arrangements must be made ahead of time through the Provence Agency.

9) NUMBER OF PERSONS -

The number of persons (adults and children) may not exceed the maximum number of sleeping places indicated in the property description. If this number should be exceeded, an extra cost will be charged on the security deposit.

10) TELEPHONE -

It is highly recommended that all long distance telephone calls be made using a credit card or calling card. If a telephone is available, the client is responsible for all charges.

11) PRICING -

Prices are based on market conditions, therefore we reserve the right to modify prices in the case of considerable fluctuation of the rate of exchange.

12) RATE NOTES -

For every property there are applicable rate notes that explain any charges to be paid at the property. The Client should carefully read these Rate Notes prior to booking the property.

13) EXTRA SERVICES -

In case of extra service request (cook service, baby sitting, bike rentals), a deposit of 50 % must be paid by the client at the reservation of these services.
